POMERADO OUTPATIENT PAVILION

PROJECT
Pomerado Outpatient Pavilion is a five-story,
172,000 square foot outpatient facility including
a 75,000 square foot multi-specialty group practice,
a 55,000 square foot complement of hospital
outpatient services and 30,000 square feet of physician
office space. The project is part of a major
campus expansion and upgrade.
CHALLENGES
PMB faced a number of challenges in the
development of this project:
- The project required extensive entitlement
work including an environmental impact report
which required mitigation of substantial on and
off-site impacts.
- A constrained site with the requirement to construct
the Pavilion and a 1,200-space parking
structure concurrently.
- The anchor tenant had an expiring lease that required
the project to be completed, including all
interior improvements, within 12 months from
the start of construction.
- Provide hospital flexibility to acquire its two
outpatient service floors if future funding became
available.
- The project procurement methodology had to
comply with public agency bidding and contracting
requirements.
RESULTS
PMB met every challenge posed by the project:
- PMB partnered with the hospital and its consultants
in developing a campus-wide master plan
and expeditiously obtained all project entitlements
including a last minute upsizing of the
building to accommodate the anchor tenant.
- PMB and the hospital coordinated two separate
architectural and construction teams to design
and construct the Pavilion and the parking
structure.
- PMB fast-tracked the design, contracting and
construction process and delivered the completed
75,000 square foot space to the anchor
tenant in 365 days meeting the anchor tenant's
deadline.
- PMB created a two-part condominium and financing
structure that allows the hospital to
acquire its outpatient service floors if funding
becomes available.
- Using a construction management/ multi-prime
contracting methodology in which PMB directly
held all trade contracts we were able to
comply with the public bidding requirements
while meeting project budget and scheduling
constraints.
