MISSION MEDICAL PLAZA

PROJECT
Mission Hospital, Mission Viejo, California wanted to expand its campus to provide a single space for the largest group practice in the area, Mission Internal Medical Group. The 140,000 square foot development also includes a 1,505-car parking structure (700 spaces more than required for the medical office building) needed to correct an existing campus-wide parking shortage. Construction started in April 2005 and was completed in March 2007.

CHALLENGES
PMB faced a number of challenges in the development of this project:
  • Three-year entitlement process that included a comprehensive environmental impact report
  • A hospital campus consisting of two plateaus separated by a 70-foot grade change which created substantial circulation and connectivity challenges
  • Creating an economically feasible solution to adding 700 spaces to the campus-wide parking supply
  • Keep the largest group practice from defecting to an off-campus location

RESULTS
PMB met every challenge posed by the project:
  • PMB assembled and led a multi-disciplinary team of consultants that addressed and overcame the countless challenges that arose throughout the entitlement process.
  • PMB designed a seven-level parking structure that connected the upper and lower hospital campuses providing vehicular and pedestrian circulation between them.
  • PMB structured a parking arrangement that consisted of pooling the campus-wide parking revenues allowing the hospital to add 700 additional parking spaces without investing its capital.
  • PMB kept the large group practice on campus by structuring a mutually beneficial lease and ownership arrangement that was superior to other off-campus options being considered.
