SANTA CLARITA
PROJECT
Providence Holy Cross Hospital in Mission Hills,
California, realized that 40 percent of its patient
base was located 15 miles away in the fast-growing
Newhall/Santa Clarita area. To serve its large
regional patient base better, Providence decided it
would construct an outpatient facility including a
large number of hospital diagnostic and treatment
services, as well as offices for some of its affiliated
physicians. Construction of the three-story,
78,560 square foot outpatient facility began in
April 2004 and was completed in 2005.
CHALLENGES
PMB faced a number of challenges in the
development of this project:
- Identify and acquire a prominent site in an
environment of rapidly escalating land prices.
- Plan a difficult site including the need to create
enough ground floor space to satisfy the hospitals
outpatient services requirements including
a sophisticated surgery center, imaging equipment
and cancer center.
- Accommodate the building's footprint and
adequate parking on an irregularly shaped parcel
that was bisected by an earthquake fault.
- Lease the building to physicians and groups
critical to our hospital's off-campus outpatient
strategy.
RESULTS
PMB met every challenge posed by the project:
- PMB identified and purchased one of the most
prominent sites in the Santa Clarita Valley
after conducting an exhaustive search and
performing a comprehensive evaluation of all
suitable sites.
- PMB's in-house architects were able to maximize
site efficiency through an innovative site
planning solution that created adequate parking
while ensuring convenient access.
- PMB created a site-responsive building footprint
that allowed the separation of the surgery
center's I-1.2 occupancy type from the remainder
of the building's occupancy thereby minimizing
construction costs.
- PMB identified a group practice located in another
of its buildings and recruited them to open
an additional office in this building. The project
opened 100% leased to physicians supporting
the hospital's outpatient vision.
