Hoag Health Center Irvine – Sand Canyon, located in Irvine, CA, was recently honored by being named a Finalist in the 2016 Insights Awards Program within the category of “Best New Medical Office Buildings and Other Outpatient Facilities (100,000 square feet or more)”. The awards are presented by HREI™, the first and only national magazine entirely devoted to covering healthcare real estate (HRE) development, financing and investment. The HREI Insights Awards™ are the only national awards dedicated to recognizing excellence in the areas of healthcare real estate (HRE) development and executive leadership.
In 2010, Hoag Memorial Hospital Presbyterian opened Hoag Hospital Irvine to address the medical needs of one of Orange County’s largest cities. Since the hospital’s opening, surging population growth and changes in the healthcare delivery model created a demand for outpatient services within the Irvine community. Hoag worked strategically to select a site for an integrated outpatient care facility that would improve continuity of care and enhance the community’s overall well-being. PMB secured a 12-acre plot adjacent to Hoag Hospital Irvine, which was leased from Southern California Edison and developed into a 4-building integrated care center. Each building was designed to support a separate element of Hoag’s outpatient delivery model.

The Hoag Health Center – Irvine is composed of three, two-story, 50,000 square foot medical office buildings which commenced construction in January 2015. Located adjacent to Hoag Memorial Hospital Presbyterian’s campus in Irvine, California, the project also includes a one-story, 7,200 square foot retail building that serves both the MOB and the Hospital. The Health Center contains a 50,000-square-foot cancer center including a linear accelerator, 26 infusion chairs and supporting oncology physicians. An ASC and centers for cardiac care, neurology, breast and women’s health, GI, outpatient diagnostics and physical therapy are also accessible at the health center, as well as full-service medical imaging, urgent care, lab, a compounding pharmacy and physician offices.
Aligning with Hoag and PMB’s advocacy for sustainability, resource-efficient building and landscaping materials, bike storage lockers and dedicated recycling were incorporated into the project for a healthier community. The project is undergoing LEED certification review, and is expected to achieve Silver status.
The 12-acre site was originally zoned for agricultural use with overhead 66kV high voltage power lines servicing the surrounding community, running along a ¼ mile corridor. Through diligent coordination of project and government agency objectives, the team facilitated completion of the undergrounding challenge below the budget cap and within the agreed schedule in the master planned community of Irvine.
Hoag’s outpatient market position was linked to its strategic plans for Hoag Hospital Irvine using fiber-optic connectivity, which was installed under a 6-lane heavily-trafficked thoroughfare.
PMB provided a unique financial structure allowing Hoag to own 51% of the project. Aligned financial incentives led to a successful project completion. Lastly, an effective leasing/marketing campaign resulted in the project being fully leased upon occupancy. The Health Center’s strategic location within Irvine and its adjacency to the hospital ensures long-term community benefit.
The architect for the project is Boulder Associates, a leader and innovator in sustainable healthcare design. The project’s general contractor is Snyder Langston, one of Southern California’s largest and most respected builders.
