PMB started construction on Sutter Van Ness Medical Office Building (SVNMOB), a nine-story, 250,000 square foot medical office building in June 2015. The SVNMOB is part of an overall development plan that includes a new 700,000 square foot acute care hospital. Located in the center of San Francisco on the California Pacific Medical Center (CPMC) campus at Van Ness Avenue and Geary Street, the SVNMOB project will also include a six-level, 383-space subterranean parking structure that will serve both the MOB and the Hospital.
The architect for the project is Boulder Associates, a leader and innovator in sustainable healthcare design. The project’s general contractor is Pankow Construction, one of the largest design-build contractors in the U.S.
The $168 million MOB will be connected to the new hospital through a pedestrian tunnel below Van Ness Avenue. The MOB will be 50 percent pre-leased and occupied by CPMC and the Sutter Pacific Medical Foundation, both Sutter affiliated entities. The facility will accommodate physician offices and other related ambulatory care medical uses. The second and third floors of the SVNMOB are designed to OSHPD 3 standards.
PMB has partnered with Ventas, Inc. to provide capital for the project. The MOB provides ownership opportunities for physician tenants and competitive rental rates.
The project is anticipated to achieve LEED® Gold Certification and anticipated to be completed in 2018.
