DEVELOPMENT APPROACH
ENSURES THAT THE PROJECT
SERVES YOUR INTERESTS.

1.  We begin our six-step process by conducting a feasibility analysis. At our expense, we research entitlement and city planning issues, site constraints, physician interest, construction costs and other issues that may affect project feasibility.

2.  We negotiate a development agreement and option for a long-term ground lease. The agreement will outline specific development milestones that PMB must achieve in order to keep the agreement in force.
   
3.  Schematic drawings and entitlement documents are completed for land use approvals and a pre-leasing brochure. We manage the planning and entitlement process.

4.  We pre-lease the project to a level sufficient to demonstrate that the project has been accepted by our target tenant audience.

5.  We complete the architectural and engineering documents and obtain final city planning approvals and building permits.

6.  We manage construction of the building, using contractors and architects selected in cooperation with our clients.
